You may walk, ski, swim, pick berries and mushrooms, and briefly camp on almost any land in Finland — including land you don’t own — as long as you don’t disturb residents or damage nature. This is law, not courtesy. It is why a Finnish cottage feels larger than its plot.

Frequently asked

Does buying property in Finland give me residency?+

No. Property ownership does not lead to a residence permit or citizenship. It may modestly support a separate residence permit application, but it is not a path to residency on its own.

Can I get a mortgage as a foreigner?+

Some Finnish banks lend to non-residents, typically requiring a valid residence permit, proof of income, and a Finnish personal identity code. Terms are generally stricter than for residents — get a real quote early, not after you have found a property.

What’s the difference between kiinteistö and osake?+

Kiinteistö means you own land directly — the classic lakeside or forest cottage. Osake means you own shares in a housing company that owns the building. The Ministry of Defence permit for non-EU/EEA buyers applies only to kiinteistö. Transfer tax on osake is 1.5% of the debt-free price, including any company loan share.

Is the Ministry of Defence permit hard to get?+

For an ordinary residential cottage, approval is still common — the law exists to screen for national security concerns, not to discourage typical buyers. It is not automatic. In 2025–2026 the ministry has denied applications, including recreational ones, and can block purchases by nationals of states waging a war of aggression (currently applied to Russia and Belarus). Dual nationals with an EU/EEA citizenship do not need a permit. Budget time (1–3 months) and the 210 € fee.

Do I need to speak Finnish?+

No, but you will need help. Contracts and official communication are in Finnish (sometimes Swedish). A local lawyer or bilingual agent bridges this. Budget for it — use the legal fees line in the calculator.

Do I need a Finnish bank account to buy?+

Not for the deed itself. You will want a henkilötunnus (personal identity code) and usually a Finnish account afterwards — electricity, insurance, waste, tax. The File covers the sequence after completion for that municipality. The calculator stays free either way.
