Cottage File terms

1. Who we are
FinnCabin publishes an English calculator and, on request, a written Cottage File for one Finnish holiday-home listing. We are not a licensed real estate agency, not a law firm, and not a surveyor. We do not bid, broker, or visit the property.
2. The product
The Cottage File is a custom digital PDF about one listing URL you send. Price €490: €190 booking after we accept the listing, €300 to unlock the finished file. Extracts are included once a kiinteistötunnus exists. One written update if the agent answers the question list. A second listing is a second File.
3. What it is not
Not a valuation, survey, water test, building inspection, legal opinion, or permit application. Not a promise that you will obtain a Ministry of Defence permit. A verdict of “walk away” is a completed File.
4. Accepting and declining
We may decline a listing that is not serious, not a holiday home, or missing the facts needed for desk work. If we decline before the €190 is paid, you owe nothing. If we cannot finish because no property identifier appears within 14 days of booking, we refund the €190.
5. When work starts
Work starts when the €190 booking is paid and we have the listing URL. The seven business-day clock starts when the kiinteistötunnus is known. The PDF is sent only after the €300 unlock is paid — before you read the verdict, not after.
6. 14-day withdrawal
Under EU consumer rules you usually have 14 days to withdraw from a distance contract. The Cottage File is custom work made to your listing. By requesting a File and paying the booking fee you ask us to start that custom work immediately and you waive the 14-day right of withdrawal for this File. You may still cancel before we accept; after the €190 is paid and work has started, the booking fee is kept. The €300 is charged only when the File is ready to unlock.
7. No personal contact
The File is the service. There is no call, Zoom, or site visit. One email thread for the listing, the payment links, and delivery.
8. Liability
Public sources change. We work from the listing and registers available on the desk. You still hire a lawyer and, if you proceed, a local inspector. Our liability is limited to the fee paid for that File.
